Commercial Metal Roofing: What San Antonio Building Owners Should Know

These imitate the look of shingle or tile and turn up on hospitality and mixed-use properties. They age the same way everything else does: finish weathers first, edges go next, details need work long before the metal itself is spent.


Where Texas Weather Gets In

Summer here does something specific to a metal roof. Panels heat past 150 degrees on the surface, cool down overnight, and repeat that cycle every day for months. Uncoated metal soaks up sun and pushes that heat into the building all afternoon. Your rooftop units run longer to keep up, and you see it on the bill from May through September.


Reflectivity works on both ends of that problem. Solar reflectance turns sunlight away before it becomes heat, and thermal emittance releases whatever the surface does absorb, so the panels stay cooler and so does the space below them. The utility savings are the part owners notice. The part that matters just as much is that a cooler panel moves less, and a panel that moves less holds onto its fasteners.


Coating or Replacement?

Plenty of owners get quoted a full tear-off for a roof that does not need one. A leaking metal roof and a finished metal roof are two different things.


Coating works when the panels are still sound, the rust is on the surface rather than through it, and the deck below is dry. Buildings that get forty good years out of a metal roof are the ones with a routine behind them. Two inspections a year, spring and fall, plus a look after any real hail or wind. Debris cleared out of valleys and off the back side of mechanical units. Sealant replaced at penetrations before it turns into a call from a tenant. Keep the records, because a maintenance file supports warranty claims and insurance claims alike.
