Elastomeric Roof Coatings: What They Do and When They Make Sense

Elastomeric coatings have a mixed reputation, and some of it is deserved. Owners who got a cheap coating job in 2016 and started seeing leaks by 2019 have every reason to be skeptical. Owners whose 1990s metal building is still dry after two coating cycles feel differently.


The gap between those two outcomes is not the product. It comes down to the condition of the roof before anything was applied, and how much material actually made it onto the surface.


That matters more here than in most of the country. Roof surfaces in San Antonio push past 150 degrees on a July afternoon, then drop hard once the sun goes down. Add hail in the spring and the roof spends its whole life moving. Rigid materials lose that fight at the seams.


What an Elastomeric Coating Actually Is

The product goes on as a liquid, sprayed or rolled over the existing roof, and cures into one continuous rubber-like membrane bonded to whatever is underneath.


The elasticity is the functional part. A qualifying coating stretches to at least double its length and returns to shape without tearing or pulling loose. Metal panels grow and shrink with temperature. Built-up roofing shifts. Curbs and pipe penetrations flex a little every single day. A coating that moves with all of that stays intact where a brittle patch would split.


Thickness is the other half. People hear "liquid applied" and think house paint. A finished system runs about ten times thicker than paint and gets measured in mils rather than coats. Hold onto that, because it explains most of the failures worth talking about.


Which Roofs Are Good Candidates

Coatings restore built-up roofing, modified bitumen, TPO, PVC, EPDM, spray polyurethane foam, standing seam and R-panel metal, and structural concrete.


Roof type matters less than roof condition. Before anyone quotes the work, someone needs real answers to a few questions. Is the insulation dry? Is the deck still sound? Does the existing surface hold adhesion when it gets tested? Do the drains move water, or does the roof hold it for three days after a storm?


A roof with soaked insulation across half the field is not a coating candidate, and anyone who says otherwise is going to trap that water under a new membrane. A roof with open seams, backed-out fasteners, a chalked surface, and ten years of deferred attention usually is. Core samples or an infrared scan tell you which situation you have. Silicone or Acrylic

Two product families cover most commercial work in Central Texas, and each has conditions where it performs. Silicone cures by reacting with moisture in the air, and once set it will not take on water again. That makes it the practical answer for roofs with low spots that pond after rain, which describes a lot of older flat roofs around town. It handles constant UV without breaking down, and its high solids content means more of what you buy stays on the roof instead of evaporating off during cure.


It has real drawbacks. Silicone surfaces collect dirt, so reflectivity fades over the first couple of years unless someone washes the roof. Wet silicone is slick enough to be a genuine hazard, so any building with regular HVAC service traffic needs walk pads or a granulated walk path written into the scope. It also asks more of the crew and their spray equipment than most products do.


Acrylic is water-based and belongs on roofs that drain, which in practice means sloped metal and low-slope roofs with dependable positive drainage. It costs less per square foot, it cleans up with water, and it stays brighter longer. Ponding water will destroy it. It also needs surface temperatures above 50 degrees and climbing to cure right, which takes a good portion of December through February off the table. And it chalks with age, giving up a little thickness each year, so a maintenance recoat belongs in the long-range budget from day one.


The right choice depends on how your specific roof drains and what traffic it sees. A contractor who puts the same material on every building is working from what is on the truck.


Mil Thickness Decides the Outcome

A coating does its job by having enough film to block UV and bridge the hairline cracks that open as the building moves. Thin the film and you lose both, regardless of what was in the pail.


Manufacturers publish coverage rates in gallons per square, and those numbers are not padding. Stretching material across more square footage than it was designed to cover produces a roof that looks finished on completion day and starts letting go by the third summer. Good crews take wet mil gauge readings while they spray and verify dry film thickness afterward. Ask for those readings. Anyone who records them will hand them over without hesitating.


Preparation and Detail Work

Adhesion depends entirely on prep. A thorough power wash removes dirt, chalk, and biological growth. Rust on metal panels gets treated rather than buried. Unfamiliar substrates get an adhesion test patch before the main application, and some surfaces need primer before anything else goes down.

And it does not replace annual inspections. Clogged drains and abandoned rooftop equipment cause problems no membrane can outrun.
